College Condo
- it is important to know who will be living in the property. This is a rehab of a condo next to campus. We strived to combine attractive, yet practical design that will allow minimum repair expenses for the landlord. We find that with a good design, the tenants stay longer and, of course, it feels like home.









1930 Craftsman

- this house was ready for someone to put a match to it. These before pictures do not do justice to the terrible condition of the initial walk-thru before purchase. We cleaned up this piece of history. The location is less than a mile from the river walk and the planned Lone Star Development. The floor plan was designed for entertainment with an open living area and good traffic flow. There is a small sunroom just off the kitchen for the home office worker, crafter, reader or toy room. There is plenty of natural light. This home also has other design features to make it unique.








1947 Bungalow
- this duplex is in the heart of Austin, Texas. This property was being sold as a tear down and we didn't have the heart to do it. It had so much character and the thought of keeping it a duplex was attractive. It didn't come without problems that needed fixing, but with all new mechanicals, electrical, insulation and interieors this gem will sparkle for another 70 years.
